A Phase I Environmental Site Assessment is a familiar component to most real estate transactions. The site assessment is usually initiated by the potential buyer. Its purpose is to identify any possible sources of contamination either current or previous in order to protect the soon to be owner from any liability for cleanup costs. Many lenders also require Phase I Assessments as a requisite for financing a property.
